7R, an established international industrial real estate developer, has signed a long-term lease agreement with GXO for approximately 26,000m2 of warehouse space at 7R Park Lavičky, a modern complex being developed in a joint venture with the Czech investment fund WOOD & Company. The build-to-suit facility will be fully tailored to the tenant’s operational needs and designed to deliver high environmental performance. It will incorporate modern energy-efficient solutions, including LED lighting with an intelligent control system and a photovoltaic installation, supporting lower CO2 emissions and reduced operating costs.

Given the specific nature of GXO’s operations at 7R Park Lavičky, the building will also include a dedicated hazardous materials storage area, equipped with all required fire protection systems and safety measures.

As part of the development, 7R has also designed a new roundabout, which will provide convenient access to the facility while enhancing the safety of employees and improving traffic safety at the existing intersection. A new public bus stop will also be delivered as part of construction process.

These solutions will enable the project to target BREEAM certification at the Excellent level.

A major advantage of 7R Park Lavičky is its excellent location directly along the D1 motorway, 50 km from Brno and 135 km from Prague. With direct access to the main transport artery connecting the Czech Republic’s key cities, the project enables efficient distribution to most regions of the country within just a few hours. Its strategic location near Jihlava and Velké Meziříčí also ensures access to a skilled workforce.
