The Cologne-based project developer PANDION will start selling its new residential project in Asperg near Ludwigsburg on Friday. Under the name PANDION BAIDE, a spacious residential quarter with a total of 250 apartments is being built on the western outskirts of the village, nestled between meadows and vineyards, with the best view of Hohenasperg Fortress. The development is being carried out according to plans by ksg Architekten (Cologne) and includes three- to four-storey houses with staggered floors, which will be realised as a particularly energy-saving KfW Efficiency House 40 (with QNG). In addition to the condominiums, smaller commercial units are also planned. Attractive outdoor facilities, green and play areas as well as a public thoroughfare and an underground car park will connect the residential buildings on the site.
As of now, 65 condominiums are on sale, which will be built over five houses in a first construction phase. This concerns the eastern part of the property between Markgröningerstraße and Gartenstraße. A wide range of apartment sizes from 2-room apartments to 5-room apartments as well as penthouses with roof terraces are planned here.
With the sustainable Efficiency House 40 standard, PANDION BASTIDE implements and meets the highest requirements for future-oriented construction. For their holistically sustainable planning, the houses were also awarded the Sustainable Building Quality Seal (QNG) of the Building Institute for Resource-Efficient and Sustainable Building (BiRN), attractive for buyers due to the associated KfW funding programme. To meet the strict certification criteria, PANDION relies on a CO₂-neutral heat supply using a modern air-source heat pump, photovoltaic systems for generating its own electricity and central, efficient hot water preparation.
Energy-efficient new construction is also more interesting than ever for investors. With the Growth Opportunities Act, the Federal Government has created tangible tax incentives to stimulate the real estate market. Among other things, this concerns the introduction of a degressive depreciation for new residential buildings of 5 percent, which allows investors to write off their investments for tax purposes with a higher amount than before. The combination of EH40 standard and QNG certification is even more attractive: Depending on the individual situation, special depreciation (in this case up to 5 percent special depreciation per year over four years) can be claimed in addition to the regular or degressive depreciation.
At PANDION, the plans for the new building have been adjusted accordingly, and now nothing stands in the way of a project start in Asperg. For PANDION, the project represents the continuation of the successfully implemented PANDION LEON residential project with 145 apartments in Leonberg. At the same time, the developer is currently offering 91 condominiums in the west of Stuttgart in the PANDION LIV project. With the latest branch in Stuttgart, PANDION is now firmly established in the region.
