Last Friday, HAMBURG TEAM and OTTO WULFF celebrated the topping-out ceremony for the HEY Charlottenburg residential project on Berlin’s Mierendorff Island. On the approximately 7,350 m² site at Quedlinburger Straße 10 and 12, a total of 337 apartments, a daycare center, various common areas and two green courtyards will be built by mid-2027.
Around 200 guests took part in the celebration at the construction site. In addition to the developers, Christian Gaebler, Senator for Urban Development, Building and Housing of the State of Berlin, and Christoph Brzezinski, Deputy District Mayor and District Councillor for Urban Development in Charlottenburg-Wilmersdorf, as well as representatives of the architectural firm KSP Engel spoke. This was followed by the traditional topping-out speech and the hanging of the topping-out wreath.
Christian Gaebler, Senator for Urban Development, Building and Housing of the State of Berlin, says: “With this topping-out ceremony, the project has reached the next important milestone. The other 269 apartments that are being built here are urgently needed and create a new home for Berliners. This quarter is a good example of how existing potential in Berlin can be used to advance housing construction in a resource-saving way. Here, construction is not being done on greenfield sites, but already sealed commercial areas are being converted into a new residential area.”
“In a challenging market environment for new construction projects, HEY Charlottenburg stands for reliable implementation. Together with our partners, we are building new housing, social infrastructure and high-quality open spaces on Mierendorff Island. The structural status achieved shows that ambitious district development remains possible even under demanding conditions when planning, construction and cooperative partnership are intertwined,” adds Klaus Heldwein, Managing Director at HAMBURG TEAM.
“HEY Charlottenburg stands for urgently needed housing in Berlin. Especially in a challenging market environment, it is crucial to implement projects like this reliably. A modern, sustainable quarter is being created on Mierendorff Island that noticeably relieves the housing market and offers many people a new home,” says Holger Fieseler, Managing Director of OTTO WULFF Projektentwicklung.
HEY Charlottenburg is being built in the form of a closed perimeter block development and comprises twelve apartment buildings. The design comes from the Berlin architectural firm KSP Engel. The KfW 55-NH standard is planned for the quarter. Photovoltaic systems, heat pumps and green roofs are central components of the sustainable construction and energy concept. The overall development is spread over several construction sites: 129 privately financed apartments are being built at Quedlinburger Straße 10. This construction site was sold by OTTO WULFF to a German family office. On the construction site at Quedlinburger Straße 12, in which HAMBURG TEAM and OTTO WULFF continue to be involved, 140 privately financed apartments and a daycare center are being built. A further 68 apartments, 66 of which are subsidised, are located in House 12 on a plot adjacent to the north.
In April 2026, sales started for the first 64 condominiums at Quedlinburger Straße 12. The apartments range from compact one-room apartments to spacious maisonettes with four to five rooms.
