in Düsseldorf, prices for premium apartments have risen – from Q1-2025 to Q1-2026, the median asking price climbed by 3.2 percent to 9,062 euros per square meter. What is striking: In District 1, which includes the districts of Altstadt, Carlstadt, Derendorf, Golzheim, Pempelfort and Stadtmitte, the median price fell to 8,856 euros per square metre in the same period.
Antonio Glavas, Managing Director of the Düsseldorf office of the premium real estate agent DAHLER, observes that prices are increasingly converging. He says: “Whereas in the past, prices of 13,000 to 14,000 euros per square metre were paid in Oberkassel and Carlstadt, for example, now prices of over 10,000 euros per square metre are only achieved in exceptional cases; even top inner-city locations are approaching this upper limit.”
