ABG Real Estate Group has achieved another letting success in the “Yorcks Campus” at Yorckstraße 18-23 / Münsterstraße 169 in Düsseldorf. IU International University of Applied Sciences will move into around 3,550 sqm in the revitalised and redesigned building ensemble in the long term. BNP Paribas Real Estate acted as an advisor to the tenants.
With the closing, more than 85 percent of the total lettable space has already been allocated in the long term. The ensemble is part of Düsseldorf’s Knowledge Mile and gains another important building block with IU.
IU International University of Applied Sciences is a private, state-recognised university and, with around 130,000 students, the largest in Germany. It offers practice-oriented courses of study in the fields of business, IT, AI, psychology, real estate, marketing, health and social work, among others. In addition to classic and part-time distance learning courses, another focus is on dual study programmes.
The “Yorcks Campus” is thus further establishing itself as a mixed-use education, work and service location. The Düsseldorf Adult Education Centre (VHS), the fitness provider FitX, the biotechnology company Bio-Techne and the AOK Rheinland/Hamburg, among others, are already represented at the location.
A special feature of the campus concept are the spacious roof gardens and green outdoor areas. These not only serve as recreational and communication areas, but also create additional qualities for learning, working and spending time in the urban environment with their climate-resilient open spaces. The offer is supplemented by modern lounge areas, restaurants and services as well as around 400 parking spaces with e-charging infrastructure.
“The ‘Yorcks Campus’ is an example of the transformation of classic office properties into sustainable urban locations with mixed uses. The fact that we were able to win IU International University of Applied Sciences, one of Germany’s largest education providers, for the project underlines the attractiveness and future viability of our concept,” emphasizes Ulrich Höller, Managing Partner of ABG Real Estate Group.

In particular, the combination of an urban environment, sustainable building quality and attractive recreational areas was an important factor for us.”
The “Yorcks Campus”, built in 1992, comprises around 28,600 sqm of rental space. The property was acquired by ABG Real Estate Group in 2020 and comprehensively revitalised and sustainably modernised. The measures included the complete renewal of the technical building equipment, modern heat pump technology, photovoltaics and extensive energy optimisations. As a result, the building’s energy consumption could be reduced by more than 50 percent. The ensemble has been pre-certified by the DGNB in gold.
