PrimeraAdvisors to support a.s.r. real assets in attracting further German institutional investors

a.s.r. real assets, the investment, asset and property manager of the Dutch insurance group ASR Nederland specialising in real assets, has entered into a cooperation agreement with PrimeraAdvisors. PrimeraAdvisors is a consulting firm that advises managers and institutional investors on their real estate activities and also acts as a placement agent. The aim of the cooperation: PrimeraAdvisors is to support a.s.r. real assets in attracting further German institutional investors.

Thomas Gütle, Managing Partner of PrimeraAdvisors, comments: “I see good potential for the funds of a.s.r. real assets among German institutional investors. The manager has 130 years of experience in the Dutch market and the funds are characterised by a good track record, a clear focus on types of use and a high level of sustainability. The core approach with very low leverage is particularly interesting for risk-averse investors in the current environment. Each investor can decide whether and how much they want to invest in one of the following funds: office, retail, residential and renewable energies. We are already holding promising initial talks and bringing a.s.r. real assets together with institutional investors.”

Dick Gort, CEO of a.s.r. real assets, comments: “PrimeraAdvisors and above all Thomas Gütle with his many years of experience in the institutional real estate business in Germany is the right partner for us to broaden our investor base internationally.”

Thomas Gütle can look back on more than 20 years of experience in leading positions in the real estate industry and has raised more than 2.7 billion euros in equity capital over the course of his career and knows both the investor and the manager side very well. Earlier in his career, he worked for US Treuhand, Savills Investment Management, TMW Pramerica, Henderson Global Investors and Allianz AG.

Fund overview

The ASR Dutch Core Residential Fund focuses on residential real estate in economically strong regions of the Netherlands and has a volume of around EUR 2.4 billion. The strategy pursues a core approach with a long-term investment horizon and aims at continuous distributions and value increases in the Dutch residential segment. In addition, the fund has access to an internal development pipeline of around 13,000 planned residential units. These projects are in different stages of development and can be integrated into the fund structure in the future.

The ASR Dutch Mobility Office Fund invests in high-quality office properties in major inner-city intercity locations such as Amsterdam, Utrecht, Rotterdam, The Hague and Eindhoven, selected according to strict criteria. The aim is to achieve a current dividend yield of at least five percent with a very low LTV, supplemented by long-term performance from selective core investments. The focus is on well-connected CBD and mobility hub locations with long-term leases and users with strong credit ratings.

The ASR Dutch Prime Retail Fund holds retail properties with a total volume of around EUR 1.4 billion. The focus is on very selectively selected inner-city high-street locations as well as locations with a local supply function. The targeted total return is an IRR of over six percent, with a current income yield of more than 4.5 percent. This fund also uses only a small amount of borrowed capital.

The ASR Dutch Green Energy Fund I bundles investments in Dutch renewable energy projects, including wind and solar farms as well as storage solutions. Over the fund’s term of around 20 years, the aim is to achieve a target IRR of over seven percent. The revenues are based, among other things, on long-term support mechanisms and power purchase agreements.
