Consistent further development of property management: e+k’s property management, which has so far been active primarily in the management of commercial real estate and operates under the name 3PM Services, is expanding its competencies in the area of residential. The newly created “Residential” division, headed by long-standing property manager Lina Olberg, bundles the existing competencies and thus expands the range of services offered by the integrated investment manager e+k.
The processes and control instruments established in the management of commercial real estate will be transferred to the new business unit. A central component of e+k’s range of services is in particular comprehensive reporting that is individually tailored to the requirements of the client. A digital management dashboard is used to prepare relevant key figures and fields of action transparently and in real time. Specially developed AI software is also used. It enables the evaluation of large amounts of data within a very short time and thus creates the basis for even more precise data analysis.
“Classic property management does not go far enough for professional residential real estate portfolios. 3PM stands for an understanding of management that goes far beyond operational management: We take responsibility, consistently manage real estate from the owner’s perspective and develop its economic performance in a targeted manner. We combine operational excellence with entrepreneurial management and sustainable value development and define residential real estate management on a new level,” says Lina Olberg, responsible for housing at 3PM Services.
e+k also relies on a consistent ESG orientation in property management. e+k is one of the few companies in the real estate industry to produce a sustainability report at company level, which is particularly relevant for the area of property management, and supports business partners in evaluating sustainability-relevant aspects. This allows clients to transparently understand the ecological footprint of property management.
As part of its property management, e+k already manages a total of 130,000 square metres of residential space. These include large residential portfolios of the international private equity investment company EQT and the Swiss insurance group Helvetia Baloise.
