Purchase of land in Schwechat: Panattoni plans new business park east of Vienna
Panattoni is expanding its presence in the Austrian logistics and commercial real estate market and is starting to develop a future-oriented commercial location in the immediate vicinity of Vienna. Panattoni Park Wien Ost is being built on part of the former Hammerbrotwerke site in Schwechat with a total lettable area of 16,050 m² for light industrial and logistics uses. The purchase of the land that has now been completed has laid the most important basis, so that the detailed planning for construction can begin.
The project site is located on a plot of around 31,800 m² and impresses with its excellent transport connections. Located directly on Vienna’s city limits, future users will benefit from the immediate proximity to Vienna-Schwechat Airport, excellent connections to the high-level road network and public transport.

Schwechat has an enormous economic dynamism, which is characterized by a high density of international corporations and innovative companies. The proximity to Vienna and the airport makes the location attractive for companies with high demands on accessibility, flexibility and future viability,” says Jürgen Winklbauer, Managing Director Panattoni Austria.
The planned property comprises around 13,210 m² of logistics space, supplemented by 1,990 m² of office and social space and 1,300 m² of mezzanine space. The halls will have a clear height of 10.5 meters. In addition, 93 car and 13 truck parking spaces will be available.
The concept of the business park is aimed in particular at companies from promising industries. Potential users include companies from the life sciences, pharmaceuticals and medical technology sectors, as well as operators of service hubs and suppliers close to airports.
Traditional industrial location
The project ties in with the history of the traditional industrial location. The Hammerbrotwerke were founded in 1909 in the environment of the cooperative workers’ consumer associations. For decades, baked goods were produced here for the Austrian market before its use was discontinued in 1969. The site was then unused for a longer period of time.
High sustainability standard
In the project development of Panattoni Park Vienna East, emphasis is placed on meeting sustainable building standards. The aim is to achieve DGNB Gold certification. A photovoltaic system and district heating are planned for energy supply. Extensive greening measures on roof and outdoor surfaces contribute to improving the microclimate. The sustainability concept is supplemented by e-charging stations, bicycle parking spaces and other measures to promote environmentally friendly mobility.
