NEXT Generation Invest GmbH (NEXT), together with its project partner OstseeSparkasse Rostock, achieves the next important leasing success for the Kesselborn district development in Rostock. With SIXT, a major employer in the Hanseatic city of Rostock has signed a long-term lease agreement for space in the “Officedeck” office building. The lease will secure the company one of the largest office locations within the emerging urban district from 2029.
The lease includes exclusive office areas on the first and second floors, proportionate communal areas and a large number of parking spaces, several of which have an e-charging function. The company’s long-term decision underlines the high demand for modern, sustainably developed working environments in a central location and confirms the district concept at Kesselborn as a unique working location in the Rostock region.

A well-known anchor tenant like SIXT confirms the quality of the location and creates an important basis for the sustainable development of the district,” says Hannes Ressel, CEO of NEXT Generation Invest GmbH.
The lease follows other important development steps of the project, including the establishment of the Accor Group’s design hotel TRIBE and the software company GECKO. In addition to the space intended for healthcare tenants in the Office Deck, the quarter is almost fully let: Only 4 floors in the Skydeck office tower are still available. Together, the long-term users are helping to establish the Kesselborn as a new urban building block between the main station and the city hall.
A quarter for working, living and meeting
On an area of around three hectares between the main station and the city hall, the Kesselborn, one of Rostock’s largest inner-city development projects, is being built. Five architecturally coordinated buildings will be connected to each other via spacious green and open spaces and create space for modern working environments, hotels, housing, gastronomy, retail, leisure, education and medical services.
Construction started at the end of 2024. The first buildings are to be occupied from the 2nd quarter of 2027, and the overall completion of the quarter is scheduled for 2031. A total of around 62,000 m² of gross floor area will be created. The project, which is part of an investment fund in accordance with Article 8 of the EU Disclosure Regulation, develops and pursues high sustainability standards within the meaning of the EU Taxonomy.
