New offer for Worms city centre: AOK Rheinland-Pfalz/Saarland is renting a total of 408 square metres on the 2nd floor of K32 in Worms. In the new premises, the health insurance company is planning a customer centre with nine consultation areas as well as spacious customer zones in a largely open and at the same time data protection-compliant room concept.
“With the new location, AOK is moving closer to the city centre of the Nibelungen city. The future, modern areas will be designed to be barrier-free and thus ensure good accessibility for all customers. The concept offers optimal conditions for service-oriented advice as well as a pleasant working atmosphere for the entire team,” says Felix Strobel, Head of Resource Management at AOK Rheinland-Pfalz/Saarland – Die Gesundheitskasse.
e+k AG is taking over the interior design of the areas according to the AOK concept. In the course of the expansion, bright, flexibly usable premises will be created. This will be made possible, among other things, by the comprehensive revitalisation of the former Kaufhof building and the installation of numerous new windows. With the lease to AOK, the mix of uses of the K32 is being expanded by another important component. In the course of the revitalisation, the former Kaufhof was detached from its original mono-use and now offers space for different uses thanks to flexible floor plans. After the Rewe market and the town hall of the city of Worms, the AOK customer centre is another use that appeals to the public. The building thus opens up further to the urban society and creates an additional offer in the centre of Worms.
“This is how urban repair works: Step by step, a former monoblock is being transformed into a lively and multi-purpose building. The AOK customer centre creates another use that brings people into the building and strengthens the city centre. This also opens up a new path to greater use of the building for practices and healthcare infrastructure,” says Amir Hamza, Senior Manager Project Development at e+k AG. “Negotiations for further space are already underway and we hope to be able to announce further leases soon.”
As part of the revitalisation of the former Kaufhof in Worms’ city centre, e+k is focusing on largely preserving the existing building fabric. The front building, which covers around 4,900 square metres, was completely gutted and revitalised. A total of 78 new windows transform the formerly dark sales areas into bright, flexibly usable rooms. Where possible, new windows were inserted into existing frames. In addition, demolition material was reused to fill cavities. This can achieve considerable CO₂ savings compared to a completely new building.
In K32, flexibly divisible areas from approx. 300 square metres are still available on the upper floors. On the third floor, a spacious catering area with a roof terrace and a view of the cathedral is also waiting for a new operator.
