OFB Projektentwicklung GmbH celebrated the topping-out ceremony for ‘THE FRIEDENAUER ́ at Innsbrucker Platz in Berlin together with the project participants and construction workers. The traditional ceremony marks an important milestone on the way to the completion of the building complex in the third quarter of 2027.

On the approximately 8,700 square metre site, OFB is realising a mixed-use building ensemble with a high point of 47.5 metres according to designs by Tchoban Voss Architekten. On around 21,000 square metres of rental space, ‘THE FRIEDENAUER ́ offers an urban concept with modern office space, retail and gastronomy. Anchor tenant Kieback&Peter will bundle its company headquarters on around 7,000 square metres of office space at the site. With EDEKA Minden-Hannover, a full-range food retailer has also been won for the ground floor area; the opening is scheduled for the end of 2027.

Dr. Bernd Schade, Chairman of the Management Board of OFB Projektentwicklung GmbH, said: “With the topping-out ceremony, we are reaching an important milestone for ‘THE FRIEDENAUER ́ and at the same time acknowledging the outstanding performance of all those involved in the construction. The project stands for our claim to develop sustainable and future-proof properties that create long-term added value for the location. We look forward to driving forward the further construction progress together.”

Sergei Tchoban, Tchoban Voss Architekten, added: “‘THE FRIEDENAUER ́ sets a striking architectural accent at Innsbrucker Platz and forms the prelude to Friedenauer Höhe. Our design combines different uses to create an urban quarter with a high quality of stay. The progress that is now visible already makes the spatial idea and the special effect of the building in the urban space directly tangible.”

Sina Lupp, shareholder of Adolf Lupp GmbH & Co. KG, added: “The topping-out ceremony is a special moment for the entire construction site team. It stands for the craftsmanship, commitment and good cooperation of all trades. We would like to thank all those involved for their daily commitment and will continue the further construction process with the same care and reliability.”

‘THE FRIEDENAUER ́ is being developed in accordance with the EU taxonomy and is aiming for DGNB Gold and WiredScore certifications. The building is designed for climate-neutral operation without fossil fuels. The energy pilot project of the GASAG Group and OFB uses wastewater heat from a gravity combined sewer, reversible heat pumps and photovoltaics. ‘THE FRIEDENAUER ́ is the first building in Berlin to obtain its heating and cooling supply entirely from such a combined sewer. The technical building automation from Kieback&Peter complements the concept.

The new construction project marks the entrance to the Friedenauer Höhe district development with more than 1,100 apartments, which was developed by the joint venture partners OFB and Instone Real Estate. Due to its location at the interface between Schöneberg and Friedenau as well as its proximity to the Innsbrucker Platz S-Bahn and U-Bahn station, ‘THE FRIEDENAUER ́ is excellently connected to public transport.
