Sales proceeds also serve to reduce the fund’s debt and the targeted preparation of further disposals
The residential real estate fund ImmoChance Deutschland 8 Renovation Plus (ICD 8 R+) will make a further payout of 4 percent to its investors within the next few days. This will bring the fund’s payouts to a total of 7 percent in 2026. The cumulative payouts to investors will increase to 65 percent. The fund had already paid out 3 percent in spring 2026. The basis for this was the sale of properties at the Kassel location.
The upcoming payout is based on the ongoing sales process in the fund. In addition to a global sale in Brandenburg, apartments at the Heidelberg, Fulda and Alsbach-Hähnlein locations were sold in the current year. Primus Valor has thus significantly increased the share of the privatisation and individual housing business in the fund.
This was associated with a noticeably higher sales, organizational and regulatory effort. Primus Valor successfully managed this additional effort in the ongoing sales process, thus once again demonstrating its operational implementation strength in a challenging market environment .
The proceeds from the sale were and will not only be used for disbursements. At the same time, they will be used for the repayment or prompt debt relief of the fund as well as for restructuring measures. The aim is to position the remaining portfolio specifically for the disposals that will continue to be actively pursued. The fund currently comprises 26 properties.
Based on the current marketing status and the expected successful completion of the planned apartment sales by the end of the year, Primus Valor plans to make a further payment of 3 percent at the end of February or beginning of March 2027.
If additional sales from ongoing marketing activities become cash-effective earlier, the time of the next payout may be brought forward. A higher payout amount is also possible.
