The real estate developer Livory has received the building permit for a residential project in Erkner, Brandenburg. On the approximately 6,000 m² site at Bahnhofstraße 5, the company is planning a new residential building with rental apartments, supplemented by space for commercial and gastronomy.
A project development is planned with a total gross floor area of around 12,000 m², 142 residential units and additional commercial space along Bahnhofstraße. In addition, an underground car park with over 112 car parking spaces is planned. In the direction of Flakenfließ, a catering area with outdoor seating is planned. In addition, the implementation of staggered floors and roof terraces are part of the current planning.
Livory is currently in the final planning phase and is preparing the corresponding award procedures. Construction is scheduled to start in the second quarter of 2027. In the course of this, the demolition of the existing building is also to take place. Completion of the project is planned for the first quarter of 2030. The architectural planning has been commissioned by Prasch Buken Partner.
The site is centrally located directly at Erkner railway station and borders the Flakenfliess federal waterway to the south. The waterfront location contributes to a high quality of stay and creates a quiet environment – despite the urban location.

Erkner is located in the Oder-Spree district on the southeastern edge of Berlin and is characterised by good connections to the capital. The Berlin-Ostkreuz train station can be reached by regional train in around 15 minutes. There is also a fast connection by car via the Berliner Ring (A10 motorway) and the surrounding federal roads.
Livory is responsible for the development of the property as Investment and Development Manager on behalf of an investor mandate from Henderson Park.
