In Bettenhausen, the shell of the new retirement home being built on the site of the Salzmann factory has been completed. In the presence of city councillor Christine Hesse and together with craftsmen, architects and project partners, the compassio Group, the client Cureus and the general contractor MBN celebrated this important milestone. The new home for older people is thus a big step closer.
ABOUT THE CONSTRUCTION PROJECT
“Our construction project is progressing quickly and according to plan. The shell of the new senior citizens’ residence is complete, the roof and the shell are tight and the future building is already very easy to see. So these are the best conditions for continuing to push ahead with the interior work in the coming wet season,” says Roman Fabel Hansen, project manager of Cureus: “We would like to celebrate this construction progress in a traditional way with all those involved in the construction under the topping-out wreath and express our thanks to them for what they have achieved so far. We continue to expect to complete the new care site on schedule in the summer of 2027 and hand it over to our experienced operating partner compassio. We wish all construction partners continued success.”
The compassio senior citizens’ residence in Kassel-Bettenhausen is being built in a U-shape according to the special Cureus system approach and is to comprise approx. 9,170 square metres of gross floor area in the future. The general contractor for this construction phase is the company MBN GmbH. The sustainably planned building complies with the energy-saving Efficiency House 40 standard of the KfW. Heating will be provided by the municipal district heating network and a photovoltaic system is planned on the roof. The roof surfaces will also be extensively greened, which will serve to retain rainwater. With its linear and modern façade with generous glass elements and a coordinated colour scheme in white and light grey plaster shades, the house will blend in perfectly with the surrounding buildings.

The Salzmannareal retirement home will offer bright, friendly single rooms, spacious common areas and numerous opportunities to make everyday life active and varied. Residents can browse through the library, eat together in the restaurant with terrace, use the therapy rooms or, when the weather is nice, enjoy the park-like outdoor facilities with terraces, seating and walking paths.
A varied activity programme supports exercise, mental stimulation and encourages joint activities. Shopping facilities nearby and the wide range of leisure activities offered by the city of Kassel open up further opportunities to make everyday life varied. It will also be possible to linger in nature in the Salzmann district and the surrounding parks.

Sale of the care apartments in part-ownership planned
Cureus partner Pecuria divides the property and prepares it for individual sales. Interested investors can then purchase the units like condominiums, except that there is no direct claim to later use by the buyer. This is compensated for by the Pecuria offer of the priority right of occupancy to a nursing place. Care apartments also have a variety of advantages over classic condominiums: The rental income can be planned and secured over many years through long-term general leases with solvent operating partners. If an operator does become insolvent, Pecuria’s rental trust account steps in. There is also no administrative effort for the individual owner of the apartment, as the intermediate administration takes over the coordination with the operator. The operator is in turn responsible for the rental of the individual apartments, which means that the monthly rental income is secured regardless of the actual occupancy of the apartment. Expenses for new lettings, minor repairs or renovations usually do not affect the investor either, due to correspondingly structured lease agreements with the operator.
