The ZBI Group is responsible for the completion of the “Central 378” urban quarter in Düsseldorf’s Flingern district. Following the insolvency of the previous project company and the associated cessation of construction activities, completion will now be continued by ZBI. ZBI is preparing the next steps for further implementation and is in close contact with the state capital of Düsseldorf on the continuation of the project. This was preceded by close coordination with the insolvency administrator of the project company, lawyer Dr. Jens Schmidt from the law firm Runkel Rechtsanwälte PartG mbH.
“Central 378” is being built on a plot of land measuring around 6,100 square metres on Erkrather Straße. Apartments, furnished apartments as well as office and commercial space are planned as an attractive usage concept – in a lively, networked environment. This also includes subsidized and price-controlled apartments. The ZBI Group had acquired the project development in 2022 as part of a forward deal. The K22 part of the building on Kiefernstraße was not acquired, the usage concept of which was brought to life by Planwerkstatt 378. The insolvency administrator continues to bear responsibility in this regard.

The project is one of the publicly attentive projects in the Düsseldorf district of Flingern. The plans for the area have been intensively discussed in recent years and further developed in dialogue with the city. ZBI is building on this project history in the further continuation of the project.
In addition to the completion of the building, ZBI and the City of Düsseldorf are also in contact with the district issues surrounding the project. The aim is to constructively accompany the further development of the site and to take into account the special location of the project in the district.
The necessary planning and tendering processes for the outstanding services are already underway. The resumption of construction activity is scheduled for the second half of 2026. The completion of the components is to take place in stages by mid-2027.
