Aachener Grundvermögen acquires senior living project “Etrium” as part of the future Ebersberg district
Aachener Grundvermögen has acquired the senior living project “Etrium”, part of the future Ebersberg urban district, as part of a forward deal from the Eurytos Group for the Aachen Health Property Fund. The special fund invests in WohnenPlus and age-appropriate living with service. In addition to the Etrium, the future Ebersberg urban quarter includes the “MediZentrum” medical centre, which is structurally connected to the Etrium on the upper floors, and the two “Levels” building complexes with around 100 condominiums. The subject of the purchase is exclusively the L-shaped Etrium, which will comprise 63 barrier-free rental apartments for senior citizens with a total of 3,182 m² of living space. The concept of comfortable living combines self-determined living with services that can be booked according to demand. A bakery with a café and a day care centre are planned on the ground floor, which will be operated by the local BRK district association Ebersberg, which will also offer outpatient care services. A green inner courtyard and a new public path will create additional recreational and connecting areas. The building will be constructed in accordance with the criteria of the Federal Funding for Efficient Buildings as a climate-friendly residential building in the EH40 standard, including the Sustainable Building Quality Seal, as well as with a district heating supply and photovoltaic system. Completion is scheduled for the fourth quarter of 2028.

In a real estate market in which there is currently little movement to be observed, Aachener Grundvermögen is thus continuing its investment activities. “For us, the sale is a strong signal for the Ebersberg location and the entire region. We are looking forward to this and many other joint projects,” affirms Frederic Mann, Managing Partner of the Eurytos Group.
