Art-Invest Real Estate has acquired the IntercityHotel Frankfurt Hauptbahnhof Süd from CA Immo for one of its institutional fund vehicles. The hotel is leased on a long-term basis to IntercityHotel GmbH, a subsidiary of Steigenberger Hotels GmbH and part of H World International, and is considered one of the Group’s flagships. With over 13,000 hotels worldwide, H World is one of the world’s largest hotel companies.

The upper midscale hotel, which opened in 2018, has 414 rooms and is one of the largest hotels in the city. In addition to a hotel bar, the offer includes modern meeting and conference areas as well as a high-quality, separately operated restaurant with authentic Huaiyang cuisine. The property also includes a separately rented underground car park. Flixbus operates a long-distance bus terminal on the neighbouring property.

The property is located directly at Frankfurt Central Station and thus at one of the most important transport locations in Europe. The central location ensures excellent connections to Frankfurt Airport, Messe Frankfurt, the banking district and the city centre. The combination of excellent accessibility, high visibility and a broadly diversified demand base makes the location one of the most attractive hotel markets in Germany.

The acquisition illustrates Art-Invest Real Estate’s claim to create sustainable value for investors through investments in outstanding hotel locations and to further develop its already well-diversified core hotel portfolio in a targeted manner in German and European cities.

Dr. Peter Ebertz, Managing Director and Head of Hotels at Art-Invest Real Estate, comments on the acquisition: “The IntercityHotel Frankfurt Hauptbahnhof Süd fits perfectly into our investment strategy in European metropolises. With its central, highly frequented location, the efficient product and the long-term established operator, the hotel will further improve the good fund performance. We are pleased with the successful completion of the transaction in a challenging market environment.”

The hotel was purchased as part of an asset deal for an institutional fund vehicle and is to be held in the portfolio for the long term. The parties have agreed not to disclose the purchase price.

Art-Invest Real Estate was legally advised by DLA Piper, technically by STANE GmbH and commercial by Hotour Hotel Consulting. This transaction was brokered by BNP Paribas Real Estate.
