Quantum acquires around 140 apartments in Copenhagen

For institutional investors, Quantum has acquired the residential property ‘Teglporten’ in Copenhagen’s Sydhavn district. The property is located directly on the water and comprises around 140 apartments and three commercial units. With the acquisition, Quantum is increasing its assets under management in Denmark to almost half a billion euros.

For a club of professional pension funds from Berlin, Quantum Immobilien KVG has acquired the residential property ‘Teglporten’ in Copenhagen as part of an individual mandate and thus made another acquisition on the Danish housing market. The property is located in the modern new development district of Sydhavn directly on the water and comprises around 140 apartments and three commercial units over 15,000 m². The seller is Catella Investment Management and the KVG platform Catella Real Estate AG for the Catella Wohnen Europa fund.

“We are pleased to expand our Denmark portfolio with ‘Teglporten’, a high-quality residential property in a high-growth market. The property convinces not only because of its unique location, but also because of its high structural quality,” says Martin Berghoff, Managing Director of Quantum.

“We consider Copenhagen to be one of the most attractive investment locations in Europe, but the portfolio share of the Catella Wohnen Europa Fund is to be reduced by almost 20%. As part of the strategic portfolio adjustment, this sale is therefore taking place after a successful holding period of more than 8 years,” says Michael Keune, Managing Director of Catella Investment Management.

The occupancy rate speaks for itself. Currently, all apartments are rented. The apartment sizes vary between three and five rooms. All of the approximately 140 privately financed apartments have a terrace, balcony or loggia. The ESG strategy of the new building, which was completed in 2016, includes the connection to Copenhagen’s sustainable district heating network and the installation of solar panels on the flat roofs.

With the acquisition of the property, asset management will be taken over by our Quantum team in Copenhagen. This means that we are close to the property and can operate active asset management.
