Hines, a global real estate investor, developer and manager, has recorded a significant letting success for the Mira Shopping Center in the north of Munich: The internationally expanding non-food discounter Action will in future be represented on around 945 m² of sales space in the basement of the center at Schleißheimer Straße 506. With the establishment of the popular retailer, Hines is consistently continuing the strategic repositioning of the Mira. Negotiations are currently underway with other potential tenants.
“With Action, we are gaining a new anchor tenant for the Mira. The agreement is a further signal of the attractiveness of the location – both for customers and for retailers,” says Christian Meister, Senior Managing Director at Hines. “The interest in available space shows that our concept for the further development of the Mira into a real neighbourhood centre is working.” With over 3,000 stores in Europe, Action is one of the fastest growing retailers. The diverse range of household and decorative items, toys, stationery, cosmetics and much more appeals to a broad target group – and specifically strengthens the local supply character of the center.
Mira was built in 2008 and has a total lettable area of around 25,300 m², including approx. 22,230 m² retail, around 850 m² of office space and around 2,220 m² for other uses. The approximately 60 tenants include Kaufland, H&M, New Yorker, KIK, Woolworth, Deichmann, dm and Aldi. The food court in the basement as well as numerous service and catering establishments round off the offer.
As an asset manager, Hines is working on a comprehensive realignment of the site. In addition to optimising administrative processes and a targeted relaunch of the area, the focus is on the renewal of common areas, the expansion of modern service offerings and better access to access. Quality of stay, orientation and customer experience are to be noticeably increased.
The center is excellently connected to public transport. The Dülferstraße underground station (U2) offers direct access to the Mira, supplemented by several bus lines. More than 710 car parking spaces are available in the hotel’s own multi-storey car park. The Milbertshofen-Am Hart region is considered one of the most dynamic growth zones in Munich with a large number of new residential developments as well as the nearby BMW Research and Innovation Center (FIZ) with up to 15,000 jobs in the future.
