Aroundtown’s Strohsack Passage at Nikolaistraße 10/Ritterstraße 7 is almost fully let
Aroundtown, one of Europe’s largest publicly listed real estate companies, is continuing the successful revitalization of the Strohsack Passage at Nikolaistraße 10/Ritterstraße 7. With three further new leases, the property is now almost fully let. Thanks to the Kammertheater Leipzig, Strohsack Passage will remain a key destination for theater and comedy in the coming years. This collaboration highlights the location’s importance for Leipzig’s cultural scene. Additionally, Spreeheidi is expanding the Passage’s portfolio in the fashion and home living segment, offering a unique and personalized selection. There’s also a fresh culinary addition: a new to-go concept invites all Leipzig residents and city visitors to enjoy. More details will be shared this fall/winter.
The Passage was completed in 1997 based on designs by Leipzig architects Bernd Appel, Anuschah Behzadi, and Heike Bohne. After a long period of vacancy, the property has seen a steady influx of new tenants since its acquisition by Aroundtown.
“We are proud that Aroundtown, by fully letting the Strohsack Passage, is making a significant contribution to revitalizing Leipzig’s city center. Leipzig, with its historic old town, is an architectural and cultural gem — a place where Aroundtown is deeply committed and actively engaged”, says Judith Beck, Regional Director Berlin/East at Aroundtown.
The Strohsack Passage is much more than just an office, residential, and retail property — it is also a popular tourist hotspot in Leipzig. With its modern glass entrance on Nikolaistraße and its Bürgerhaus-style access on Ritterstraße, visitors enter a two-story arcade courtyard featuring Europe’s largest walkable clock embedded in the floor — a unique highlight visible through a skylight.
Leipzig, the world’s oldest trading and trade fair city, is today one of Germany’s most attractive and economically significant cities. The Strohsack Passage, with its main entrance at Nikolaistraße 10, is located in a high-traffic pedestrian zone surrounded by cultural landmarks, modern department stores, and historic arcades and courtyards. Thanks to its proximity to the main train station — just 400 meters away and a central hub for public and long-distance transport — it is easily accessible, from trams to airport buses.
Aroundtown provides its tenants with comprehensive tenant services, including personal contacts on-site and a central 24/7 service center staffed with trained personnel available to tenants around the clock, even on weekends and holidays. Aroundtown is the only company in the commercial real estate sector to offer such an extensive tenant service.
