ALCARO Invest GmbH has won an international logistics service provider as a tenant for around 94,000 square meters of logistics space in the Log Plaza Frankfurt (Oder) project. With the settlement, the tenant secures one of the largest contiguous logistics locations in the region. In the future, the space will be used for the logistics of a renowned international online retailer. In return, about 500 to 800 jobs will be created locally. ALCARO had developed the flexible spaces speculatively, so that they can be occupied as early as the end of summer 2026 after short structural adjustments.
Rental completed in record time
“The fact that such a large leasing process could be completed in less than three months illustrates what is possible when all parties involved work together in a goal-oriented and cooperative manner,” says Dennis Knecht, Sales Manager of the OSMAB Group.

Strong signal for Frankfurt (Oder) as a business location

Even in the ramp-up phase, the labour market effects associated with the project will quickly become visible to everyone. Sustainable logistics property with modern infrastructure
The project meets the EG40 energy standard and has been awarded the DGNB Gold Certificate.
“Already in the planning phase, our goal was to create a logistics property that meets both the current and future requirements of users. The combination of high space flexibility, energy-efficient building technology and a high-performance charging infrastructure creates optimal conditions for this,” says Arne Haeger, Project Manager of ALCARO Invest GmbH.
The hall’s equipment includes photovoltaic systems on the roof surfaces as well as charging points for cars and bicycles. In the hall sections, underfloor heating controlled by heat pumps ensures an energy-efficient heat supply. In addition, a charging hub for e-trucks is being built on the site in order to meet the future requirements of logistics.
Log Plaza offers further development potential
The space now leased is the majority of Hall B, which is the largest unit on the 44-hectare site with around 100,000 square metres. In addition, Hall A with around 47,500 square meters is available. A further 24,000 square metres are planned for the planned Hall C. A total of around 170,000 square metres of rental space as well as 900 car and 130 truck parking spaces will be created on the site. A permit for the storage of lithium-ion batteries has already been obtained, which enables the storage of almost all goods and a large number of hazardous substances.
Strategic location in European goods traffic
Frankfurt (Oder) is located directly on the A12/E30 motorway and is therefore part of the most important east-west corridor in Europe. Berlin can be reached in about an hour, Warsaw in about four hours. In addition, the location has a direct rail connection to the most important German and Dutch overseas ports with the intermodal terminal in Frankfurt (Oder). The operator of the intermodal terminal in Frankfurt (Oder) is the Polish company PCC Intermodal. The location thus offers optimal conditions for the international flow of goods between Germany and Central and Eastern Europe and the world.
“The decisive factor for this lease was the short-term availability of modern logistics space of this size, an offer that is currently rarely found on the market. In addition, the location impresses with the high flexibility of the space completed in 2025, a strong workforce potential in the region and an extremely attractive rental price level compared to established logistics hotspots,” says Frank Schönfelder, Senior Director at global real estate service provider CBRE, who advised on the letting.
