Bavaria Invest 1 GmbH, a subsidiary of the investment and asset manager ALÌTUS Capital Partners, has sold a commercial site in Regensburg to the smartUP Group.
The existing property with further development potential in the eastern quarter comprises a plot area of approx. 13,000 m². The existing tenancy has already been terminated. A short-term further development of the area is thus possible.
The sale is part of ALÌTUS’ strategic portfolio management and represents a targeted value realization according to the forward-looking development of the property. The aim of the transaction was to hand over to a project developer for further value creation

After the demolition of the site, which is still to be carried out, smartUP is building a park with over 6,000 m² of rental space, spread over 176 units, with the smallest unit starting at 16.5 m². The opening is planned for the first quarter of 2027.
