After HAMBURG TEAM recently took over a residential ensemble in Cottbus for the special AIF “HAMBURG TEAM Wohnen 70+ II”, which focuses on senior-friendly forms of living, the company is integrating another property into a special fund of the “Wohnen 70+” fund product series with a senior citizens’ residential complex in Eberswalde, north of Berlin in the district of Barnim. The property is located at Poratzstraße 48 / Clara-Zetkin-Weg in the Nordend district and has around 5,800 square metres of living and usable space. The seller is Toepel Bauunternehmung GmbH.
The building includes 94 units for assisted living, a residential community with twelve units, a day care facility with 20 places and an outpatient care service. The care and service offers are provided by ProCurand Care. The building meets the KfW-55 energy efficiency standard and thus meets current requirements for sustainable and future-proof residential properties. The first occupancy of residential space took place as early as Q3 2025.
“The latest acquisitions in Eberswalde and Cottbus underline the consistent development of our fund products. We invest specifically in locations with stable demand for age-appropriate housing and long-term sustainable usage concepts. In view of an ageing society, we see forms of housing that combine independent living with needs-based support as a particularly sustainable investment field,” says Sebastian Schlansky, Managing Director of Healthcare Real Estate at HAMBURG TEAM.
The project site is characterised by a grown, predominantly residential environment with good local amenities and public transport infrastructure. It is only an eight-minute bus ride to the city centre, and about 13 minutes to the main train station. Facilities for daily needs and medical care are located in the immediate vicinity.
