Asklepios relies on digital investment planning with WAIYS for 300 buildings

The German-Norwegian AI company WAIYS has developed a digital solution for ESG and maintenance planning from Asklepios together with the real estate consultancy sh+. For a portfolio of around 300 buildings, the application brings together building, energy, condition and cost data and supports the management of the hospitals in the question of which maintenance and energy efficiency measures as well as energy source substitutions should be prioritised within a given budget. The system is already being used productively and is to be gradually supplemented with further functions for maintenance, investment and budget planning.

At the same time, we reduce media disruptions and inconsistent data levels and relieve our managers on site of manual tasks, leaving them more time for their actual day-to-day business. In the end, what counts for us is the benefits for our hospitals: savings and more modern buildings that directly benefit our patients and employees.”

Building condition, energy consumption and costs on a single data basis

Among other things, building master data, information on energy systems and building condition, energy consumption data and standard prices for maintenance and repair measures are incorporated into the application. In addition, there are investment costs and measures to reduce greenhouse gas emissions and energy costs. On this basis, the system supports a central management question in particular: Which maintenance, repair or ESG measures should be prioritised within a given budget? The solution for Asklepios was jointly developed by sh+ and WAIYS. In particular, sh+ contributes the real estate industry, technical and ESG-related know-how, while WAIYS contributes the technological platform, data processing and AI functionalities.

“The challenge with large real estate portfolios is not that data is fundamentally missing. Rather, it is often available in different systems, formats and areas of responsibility and must first be brought together at great expense,” says Christian Behnke, Managing Director of sh+ GmbH. “Our goal was therefore to combine technical building information, ESG requirements and economic criteria in such a way that a concrete prioritization of measures can be created. We do not see consulting on ESG-compliant maintenance as a one-off effect, but as a starting point for continuous planning, which the customer can then continue himself with a reasonable amount of work.”  

Holistic maintenance and investment planning in perspective

The application is already being used productively at Asklepios. In further development steps, additional existing data sources, such as facility management systems, can be connected. An AI-based chat function is also planned, which users can use to ask questions about individual buildings or the entire portfolio in natural language, as well as functions for automated strategic budget planning and reporting. In the future, the application can go beyond the prioritisation of pure ESG measures and link maintenance, repair and investment planning more closely.

“Especially with large portfolios, the real challenge is not to generate even more data, but to derive comprehensible decisions from existing data,” says Marie Andrea Stenfeldt, CEO of WAIYS. “In our projects, we see again and again that a significant part of the effort today is still involved in the manual collection, consolidation and verification of data. AI can significantly reduce these repetitive work steps, reduce sources of error and create a reliable basis for decision-making more quickly. The decision itself always remains with the human.”  

The technological architecture of WAIYS is based on specialized AI agents and different models for individual tasks. Results and recommendations for action can be traced back to the underlying documents and data. The platform can be operated as a managed SaaS, as a single-tenant solution in its own cloud or completely on-premises.
