BA Real Estate Partners (BA REP), which specialises in the development and optimisation of real estate projects, has received the building permit for the replanning of the “LS519” project at Landsberger Straße 519 in Munich-Pasing. 32 apartments and one commercial unit with a total area of around 2,160 m² are planned. Compared to the previous planning, this will create 17 additional units and around 500 m² of additional space.
BA REP had taken over the property last year from an insolvency situation. At that time, planning up to and including service phase 5 – i.e. detailed planning for the structural implementation – as well as a declaration of partition and a legally binding building permit for two commercial units, eight apartments and five townhouses had already been submitted.
After the takeover, the concept was comprehensively revised and geared more closely to the current demand on the Munich housing market. The average apartment size was reduced to around 63 m² and the commercial share was reduced in favor of additional living space. In addition, the new permit allows the rear building to be extended by one floor with four additional residential units.
“The LS519 shows the potential that consistent project development can leverage, even for projects that are already well advanced. By replanning large apartments and townhouses, we are creating additional living space in attractive locations,” explains Marco Buchner, Managing Director of BA Real Estate Partners GmbH. “With our concept of developing more compact, market-oriented units, we are addressing a much broader clientele. The current very high demand confirms our approach,” adds Robert Anzenberger, also Managing Director of BA Real Estate Partners GmbH.
The “LS519” will be realised in modern hybrid construction. The plan is to provide high-quality apartments and city apartments in a quiet courtyard location. Sales via Siemax Immobilien have already started.
The project is being implemented in cooperation with Buchner Gruppe GmbH and EFD Europäische Finanzdienstleister GmbH.
