Baywobau, Rock Capital Group and Domicil Real Estate are pooling their expertise in the newly founded joint venture Deutsche Wohnvorsorge. The partners are pooling their expertise in project development, construction, sales and management of residential properties. Together, they want to build around 4,500 residential units in the coming years. The focus is in particular on the creation of living space for the rental housing market. The aim is to counteract the high excess demand for new apartments.
The first joint project will start with the sale of apartments in the Hofmann Höfe district in Munich, which was developed by the Rock Capital Group. Construction has already started on the first construction phase of the THE ONE project with approx. 400 apartments and a total of approx. 900 one- to four-room apartments as well as underground parking and bicycle parking spaces according to KfW 40 standards are being built. This is the largest new residential construction project in Munich in recent years.
The project in the Hofmann Höfe marks the first concrete implementation step of Deutsche Wohnvorsorge. In a market characterised by high demand for housing, the partners are creating additional living space and at the same time laying the foundation for further joint projects.
Deutsche Wohnvorsorge combines project development, structural realisation, marketing and long-term management. Baywobau brings more than 60 years of experience in the development and realisation of residential real estate. Rock Capital Group complements this expertise with its development experience with residential construction projects and mixed-use urban districts. Domicil contributes its sales expertise and brings an established network of sales partners as well as comprehensive administration and services.
On this basis, the partners intend to implement further residential construction projects together and significantly expand the company in the coming years. The combination of new construction expertise, a secure land pipeline and access to the capital investment market is intended to create a long-term basis for the realisation of additional apartments.
"We have been developing residential properties and neighbourhoods for more than six decades. With Deutsche Wohnvorsorge, we are supplementing our offering with a product that is specifically aimed at private investors. Together with Rock Capital and Domicil, we can combine our experience in the development and realisation of residential real estate with established access to the capital investment market," says Alexander Hofmann, CEO and Managing Director of Baywobau.
"Our core competence is to make it as easy as possible for investors to access attractive residential real estate as a retirement provision. To this end, we have been supporting our customers for many years with a comprehensive range of sales and services throughout the entire investment process from purchase to management. Together with Baywobau and Rock Capital Group, we are now expanding this proven model to include selected new-build properties. In this way, we will be able to provide investors with even more targeted support for different investment goals in the future," says Daniel Preis, CSO of Domicil Real Estate AG. "In this way, we are expanding our product range, but at the core of our successful strategy we are remaining true to our successful strategy."
"The demand for housing and at the same time for suitable investment products remains high. For us, Deutsche Wohnvorsorge is therefore a logical step to further expand the area of residential development and to align new construction projects more strongly with different buyer groups from the outset," says Christian Lealahabumrung, Managing Partner of Rock Capital Group.
