The Berlin-based investment and management company BEB+ is developing the Marriott chain’s first TRIBUTE portfolio hotel in Potsdam on Friedrich-Ebert-Strasse. The owner is the Hofgarten Karree KG fund, managed by BEB+, in which BEB+’s family offices and the DVI Group hold a majority stake. The implementation is carried out by BEB+’s own fund and asset management. The operator of the newly designed hotel location will be The Chocolate on the Pillow Group (COTP). The opening is planned for the third quarter of 2026.
The future boutique hotel is located in the building of the former Voltaire Hotel in the Dutch Quarter. The listed part of the building is currently being repaired as part of a comprehensive renovation. In total, the hotel has an area of about 8,800 m² on 3 floors and 41 parking spaces. 145 rooms are planned, 19 of which are in the historic building, a rose garden terrace, boardrooms and a wellness and fitness area.

The Chocolate on the Pillow Group will operate the property under a franchise agreement with Marriott International. “It is an exciting challenge for us to transform this traditional hotel into a modern hotel concept,” explains Erik Florvaag, CEO and Managing Partner of The Chocolate on the Pillow Group. “Potsdam offers the perfect mix of history and modernity for the TRIBUTE portfolio.”
With this project, BEB+ is further expanding its commitment to asset and fund management for hotel properties and supporting the development of one of the most important hospitality projects in Potsdam at the moment.
