HIH Projektentwicklung is redeveloping the office building at Pettenkoferstraße 34/Paul-Heyse-Straße 38 in Munich. Under the name HEY, MAX, the office property in Ludwigsvorstadt, built in 1991, is being developed according to the plans of the renowned Munich office of OSA-Architekten. The renowned Swiss landscape architect Enzo Enea was chosen for the new green inner courtyard. The street-facing facades will be equipped with green panels that will help improve the microclimate and help shape the new appearance. As an extension of the previous area, a two-storey wooden building is being built, turning the backyard into an oasis of modern work.
After the construction work, which will begin at the beginning of 2026 and be completed in the 2nd half of 2027, the HEY, MAX will offer a gross floor area (GFA) of around 8,200 square meters and 72 underground parking spaces. The building is designed to be particularly flexible and can be rented out in its entirety or in small-scale units of 180 square metres or more. The area layout allows for a variety of room concepts. Each of the floors is equipped with spacious terraces, the green inner courtyard serves as a place to meet and take creative breaks. In addition to a catering unit, a central bike hub with showers and lockers is also planned on the ground floor. The equipment also includes high-speed fiber optics and digital access systems.

Preserving the existing structure saves grey energy, significantly reduces CO₂ emissions and façade greening improves the microclimate. We are aiming for DGNB Gold certification for the building. With the HEY, MAX, a place is created that is much more than a workplace. With its natural stone façade and intensive façade greening, HEY, MAX will be a green landmark in a central location, with architectural appeal and flexible working environments. This is where spaces are created in which companies grow, brands can be experienced and people enjoy working.”
HEY, MAX is centrally located in Munich’s Ludwigsvorstadt district. The main train station can be reached on foot within five minutes, and the Theresienwiese underground station is only a few steps away. There are numerous restaurants and cultural institutions in the area.
