CapMan Real Estate has acquired the Hotel Crowne Plaza Copenhagen on behalf of CapMan Nordic Real Estate IV (CMNRE IV). The transaction is the fund’s second investment after its successful first closing in June. The acquisition is carried out via a newly established joint venture with the Danish pension company AP Pension, in which both partners each hold 50 percent. The purchase price was not disclosed.

The four-star hotel covers around 29,000 square metres with 366 rooms and extensive conference and meeting space. It is located in Ørestad, a fast-growing business and residential district in Copenhagen, and is very well connected to both the city centre and the airport. In the immediate vicinity are also the Bella Center convention and event centre, the Royal Arena and the Field’s shopping centre.
The Crowne Plaza Copenhagen is operated by Bellagroup, one of Denmark’s leading hotel operators. The hotel has a strong market position and an established operating platform.
As the Danish capital, the Copenhagen hotel market is benefiting from robust demand from both business and leisure travellers. The limited supply of new buildings creates attractive conditions for well-located, professionally managed hotel properties.
The transaction is in line with CMNRE IV’s strategy to invest in high-quality properties in dynamic urban locations that benefit from long-term structural growth trends and offer potential for active asset management.
With the acquisition, CMNRE IV further expands its portfolio and CapMan Real Estate underlines its ability to identify attractive investment opportunities in the Nordics. CapMan is the largest private hotel investor in the Nordics through its hotel strategy and has many years of experience as well as a specialized hotel team throughout the region.
