Conversion of around 1,300 m² creates new prospects for tenants and the district in Munich-Bogenhausen

Pullach im Isartal/Munich, 15 April 2026 – Children will soon be playing where there is still office space today: In Denninger WorX in Munich-Bogenhausen, Bayerische Hausbau Real Estate is developing around 1,300 m² into a daycare centre, thus creating space for the next generation. “By converting our space, we are creating new perspectives for our portfolio and strengthening our neighbourhoods at the same time. The combination of working, living and care makes our locations more attractive in the long term,” says Stefan Bögl, COO of Bayerische Hausbau Real Estate.
More space for care in the grown neighbourhood
The new tenant at Denninger Straße 167 is the Evangelical Lutheran Church Congregation of Munich Immanuel Nazareth, which will build a facility with around 100 childcare places there. Subject to approvals, the move-in is scheduled for the beginning of 2027. “With the new location, we are creating significantly more space for our educational work and can expand our childcare services in a targeted manner. At the same time, we remain in familiar surroundings and continue to be close to the families in the neighborhood,” says Pastor Markus Rhinow, Evangelical Lutheran Church Congregation Munich Immanuel Nazareth.
With the conversion of the previous office space, Bayerische Hausbau Real Estate is responding specifically to the growing demand for childcare services in established urban districts and is developing its portfolio in a targeted manner. The offer is complemented by an outdoor area of around 500 m², which offers the children space for outdoor play and exercise.
Tangible added value for tenants and the environment
There is also added value for the existing tenants in Denninger WorX: childcare services in the immediate vicinity of the workplace can make it much easier to reconcile work and family. At the same time, the surrounding residential environment gains additional daycare places and thus quality of life. “By renting it to the parish, we were able to realise a use that is an excellent fit for both the location and the needs in the neighbourhood. The new daycare centre naturally blends into the environment and enhances the building in the long term,” says Susanne Köhler, Senior Letting Manager at Bayerische Hausbau Real Estate.
The property at Denninger Straße 167–169 is located in a mature residential environment near Arabellapark. While the building at Denninger Strasse 167 is fully occupied with the current letting, around 1,200 m² of office space is still available in the neighboring building, Denninger Strasse 169. Igenus Immobilien acted as an intermediary in the letting.
