In the first nine months of 2026, the logistics property market in Cologne recorded a take-up of around 292,000 square metres, more than double the figure for the same period last year. This trend was largely driven by strong demand from international logistics companies, particularly from Asia. Large-scale lettings characterised market activity.
The high level of letting activity led to falling vacancy rates and rising rents. The prime rent rose by nine per cent to 8.40 euros per square metre, whilst the average rent increased by eight per cent to 6.80 euros. The investment market also showed a positive trend: the transaction volume rose by 133 per cent to 145 million euros.
