CTP, Europe’s largest listed owner, developer and manager of logistics and industrial property in terms of gross lettable area (GLA), is experiencing strong growth momentum in Germany. By the end of August 2026, CTP had let more than 200,000 square metres of space in Germany. This represents an increase of 166 per cent compared with the same period last year and a new record for this period. Alongside this high level of letting activity, CTP is driving forward the development of new commercial and industrial sites.

Progress in the German project pipeline
The high demand for space goes hand in hand with progress in project development. CTP is developing new business parks and bespoke new-build properties at several locations. In doing so, the company is expanding its offering for industry, technology-driven manufacturing, and research and development.
In Mülheim, CTP is developing a 335,000-square-metre former industrial site into a high-tech business park with more than 140,000 square metres of lettable space. The focus is on life sciences and advanced manufacturing. In September, construction began on a 20,000-square-metre property for Siemens Energy, to be used for the storage and maintenance of specialised tools. In addition, construction is starting on a bespoke 12,000-square-metre logistics property for Westenergie AG, which will base two of its metering divisions there.
In Düsseldorf, CTP has commenced demolition work on the site of the future CTPark Düsseldorf. This marks the start of the transformation of a former industrial site covering around 830,000 square metres in the Rath district. With a planned investment of more than 700 million euros, it is CTP’s largest project in Germany to date and the largest brownfield project in the company’s history. The plan is to create a multi-user park with around 232,000 square metres of lettable space for industry, manufacturing, light industrial use, and research and development. The first spaces are expected to be ready for occupancy in 2030.
Construction work has begun at CTPark Dresden Nord in Ottendorf-Okrilla following the granting of planning permission. Four buildings are being constructed on the site, which covers approximately 78,000 square metres, comprising a total of 16 flexibly divisible units and around 31,000 square metres of usable floor space. The spaces are designed specifically for light industrial use, technology-oriented manufacturing, preliminary and final assembly, and production-related services. The proximity to Dresden’s technology and semiconductor cluster offers potential for suppliers and partner companies. The first units are expected to be ready for occupancy in 2027.
At CTPark Wuppertal, the brownfield regeneration of a former production site covering around 145,000 square metres is progressing. On the site in the Varresbeck district, CTP is developing a modern business park with a total of around 85,000 square metres of usable floor space. The first phase of construction will create around 29,300 square metres of space, including approximately 25,800 square metres of industrial space and 3,500 square metres of office and staff facilities. The development is aimed in particular at companies in the fields of manufacturing, processing and production-related services. A total of seven new industrial buildings are being constructed, whilst existing buildings are being retained and extensively refurbished for future use. The site will be equipped with, amongst other things, photovoltaic systems, a battery storage system with a capacity of 6.8 MW and 15 MWh, heat pumps and charging infrastructure for electric vehicles. Completion and handover of the first construction phase are scheduled for the end of 2026.
In Recklinghausen, CTP is planning to develop a modern business park on a former production site covering around 65,000 square metres. On the former Ball Beverage Packaging site, around 33,000 square metres of flexible commercial space is to be created for companies in the fields of industry, commerce, research and production-related services. The space on offer ranges from units of around 300 square metres up to large-scale spaces of around 6,500 square metres and is aimed in particular at small and medium-sized enterprises as well as innovative growth companies. The concept is complemented by modern office, social and community spaces. Construction of CTPark Recklinghausen is scheduled to begin in early 2027, with the first phases due to be completed as early as 2028.
Several successful lettings in quick succession
The latest leasing successes highlight the demand for space within CTP’s German portfolio. At CTPark Rostock, a cruise ship manufacturer has leased 16,500 square metres of warehouse space. At CTPark Bremen, a logistics company is expanding its presence by a further 9,300 square metres.
At the recently completed CTPark Krefeld, an internationally active steel and technology group has leased 1,700 square metres, making it the first tenant of the DGNB Gold-certified park. The business park offers a total of 19,000 square metres of flexible warehouse, office and service space on a site covering approximately 31,700 square metres. In Simmern, CTP has developed a bespoke build-to-suit logistics property with 7,800 square metres of floor space for a manufacturer of compressed air technology. The building was completed in June 2026.
CTP is continuing its letting activity even beyond the period up to the end of August, during which record lettings were recorded. In Frickenhausen, the company has extended its tenancy agreement with Wezel GmbH Kaltumformtechnik for around 8,800 square metres. Wezel uses the space for production and logistics, as well as for additional office space.
