90 care places for full, short-term and respite care including dementia flats and 27 service apartments have been created
Cureus, a portfolio holder specializing in inpatient care properties that is building new for its own portfolio and actively manages it, has completed the entire complex of the Rheinhausen retirement home on the corner of Moerser Straße 99 and Kreuzacker 2a/b in 47228 Duisburg-Rheinhausen (North Rhine-Westphalia). After the service apartments in two buildings were handed over to the operating partner care specialist Belia Seniorenresidenzen in July 2025, the main building of the residence location has now also been handed over on schedule for the start of operations along with an additional expansion of ten inpatient places. Cureus itself acted as general contractor for this project.

We were able to successfully recruit a very well-functioning start-up team of committed and qualified employees, and here too we will continue to grow in the coming months, and applications are still very welcome. Appreciation and a modern working environment are particularly important to us for the team. In addition to our residence in Neumühl, Rheinhausen is Belia’s second location in Duisburg.”

Modern retirement home with restaurant, hairdresser, laundry, fireplace lounge with library, therapy rooms and care bathroom
In two construction phases, the U-shaped main building of the residence in the northern part of the property and an apartment building for serviced living as well as a city villa with serviced apartments in the south of the site were built on the approximately 7,000 square metre site. The entire complex of the Belia Senior Residence Rheinhausen was built barrier-free and according to the extremely energy-efficient KfW 40 standard. In addition, the silver certificate of the German Sustainable Building Council (DGNB) is being sought. A combined heat and power plant (CHP) heats the residential complex and produces electricity at the same time. The flat roofs of the residential buildings will be equipped with PV systems. The design of the buildings has also been particularly adapted to their surroundings: In particular, the linear exterior design with light plaster and clinker brick on the ground floor creates an eye-catcher.
The building of the senior citizens’ residence has around 4,880 square metres of gross floor area (GFA). It has a partial basement and extends from the ground floor to two upper floors and a staggered floor. The residence welcomes residents and guests with a hotel-like lobby, a fireplace lounge with library as well as a hairdresser, therapy rooms, care bathroom and in-house laundry. The terrace creates a pleasant connection to the park-like outdoor facilities that connect all three buildings.
Residents can expect 90 single rooms with their own bathroom according to the latest standards on the upper floors, all rooms of the residence are wheelchair accessible and have telephone, internet and television connections in addition to the nurse call. The rooms can be individually furnished by the residents to create a feel-good atmosphere and a private retreat. The residence is divided into six residential groups, each with its own lounge with kitchen–living room and balcony, in order to create a homely-family atmosphere for the residents. The residential group on the top floor has 13 places and is specially designed to meet the needs and daily routine of dementia patients.
Modern serviced living complements the offer at the location
Parallel to the main building of the residence, an apartment building with 16 modern service apartments and a city villa with a further eleven service apartments were built. Both buildings are also three-storey plus a staggered floor.
The service apartments are between 55 and 80 square meters in size. They are suitable for occupancy by one or two people and all have a living room with cooking facilities, a bedroom, a bathroom, a hallway and a storage room as well as a (roof) terrace or balcony. Telephone, internet and television connections are available in each apartment. Interested parties can obtain information on the last available apartments in the senior citizens’ residence.
Ideal location and high construction quality
The Belia Senior Residence Rheinhausen is located adjacent to a spacious residential area and directly on the extensive, green Volkspark Duisburg-Rheinhausen with walking facilities, seating and a small animal enclosure. There are a variety of shopping facilities as well as the Johanniter Hospital, doctors, social and leisure facilities in the immediate vicinity. The location is optimally connected via the nearby bus stop with connections to the surrounding train stations. This makes the residence very accessible for residents, visitors and staff. 46 car parking spaces on the site, five of which are handicapped accessible, as well as further bicycle parking spaces are also available.
The new building is being built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This applies, for example, to the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role, for example, the Efficiency House 40 standard is aimed for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts covering several properties also reduce the costs of the future operator. By constantly reviewing and optimizing this system approach, the creation of needs-based properties can be guaranteed.
