Cureus, a portfolio holder specialising in inpatient care properties that is building new buildings for its own portfolio and actively manages it, has completed the CMS senior citizens’ residence “Mien to Huus” at Hauptstraße 60 in 49681 Garrel (Lower Saxony), south of Oldenburg, for the Alloheim Group and handed it over to the operating partner yesterday. The first residents will soon be welcomed at the new location, and the official opening will take place today. The general contractor was Olaf Joop Projektbau GmbH from Faßberg.

Modern senior residence with restaurant, café, hairdresser, care and wellness bathrooms, and therapy rooms
The new senior citizens’ residence “Mien to Huus” was built on a plot of approx. 3,710 square metres along the main road in Garrel with a gross floor area of approx. 5,900 square metres. The U-shaped building, which has a partial basement, includes a ground floor and two full storeys as well as a staggered floor. It is built completely barrier-free in accordance with the very energy-efficient and sustainable KfW 40 construction method and is striving for a silver certificate according to the criteria of the DGNB. Heating is ecologically sensible via a combined heat and power plant (CHP), which also generates electricity for the senior citizens’ residence. A solar system is installed on the roof. With the linear and modern façade made of light and dark grey plaster and red clinker brick sections, an architectural eye-catcher was created, which blends harmoniously into the surrounding buildings with its colour scheme.
On the ground floor of the senior citizens’ residence, in addition to the hotel-like lobby with reception, there is also a restaurant with a sun terrace, where fresh food is cooked daily for the residents. The house also includes a hairdressing salon and a café. The property also has several care and wellness bathrooms as well as therapy rooms for physiotherapy and occupational therapy.
The CMS senior citizens’ residence “Mien to Huus” is divided into six residential groups: one on the ground floor, one on the staggered floor and two each on the 1st and 2nd floors. The residential group concept ensures a domestic-family life. In addition, each residential group has an attractively designed common room as a residential group centre with kitchen and dining area as well as a terrace or balcony, which strengthens the social contacts of the residents with each other. The residential group on the ground floor is specially designed to meet the needs of senior citizens with dementia. Among other things, it has direct access to the garden, which is designed as a dementia garden. Here, residents can move around safely even without accompaniment.
Each of the 104 single rooms is built to modern standards and has its own bathroom as well as telephone, internet and television connections in addition to the nurse call. 37 rooms are wheelchair accessible. At the request of the residents, you can bring your own furniture and accessories. The park-like outdoor facilities with spring stone, pleasantly shaded seating and regional fruit and deciduous trees are also available to the residents of the senior citizens’ residence “Mien to Huus” for exercise, lingering and togetherness.
Suitable location and optimal accessibility
The location of the new CMS senior citizens’ residence “Mien to Huus” is centrally located in the city centre of Garrel and also within walking distance of the village park with pond. Shops, doctors and social facilities are only a few minutes’ walk away. The nearby bus stop connects Garrel ideally with the surrounding cities and towns. Bicycle parking spaces and 17 car parking spaces, two of which are handicapped accessible, have been created on the grounds of the senior citizens’ residence. This ensures very good accessibility for visitors and nursing staff.
Building with high-quality, individual standard
The senior citizens’ residence “Mien to Huus” in Garrel was built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This applies, for example, to the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality, so that an optimal adaptation to the respective project environment can take place. Sustainable aspects also play an important role both in terms of the long-term profitability of a nursing home and its impact on the environment. For example, the Efficiency House 40 standard is being sought for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies.
