GARBE Industrial Real Estate Romania, a leading specialist in logistics and industrial real estate, has launched a joint venture in partnership with Fortress Real Estate Investments for the development of a logistics centre with a total lettable area of 61,000 m² in the Romanian capital Bucharest. Fortress Real Estate Investments is one of the largest real estate companies in South Africa, which is also active in Central and Eastern Europe.
As part of the joint venture, a first plot of land of eleven hectares was acquired in December 2025 in the north-western part of the city near the new A0 motorway ring road (exit "Buftea / DN7"), from which the entire urban area and the main transport routes can be easily reached. Construction is scheduled to start in late summer of this year. The property is expected to be ready for occupancy by the first users by the beginning of 2027.
For GARBE Industrial, the acquisition represents the first project development in Romania. The acquisition is in line with GARBE Industrial's corporate strategy of providing high-quality properties in core markets with good connections to important infrastructure. For Fortress, this joint venture is already the second project in Romania – after the acquisition of the Fortress Logistics Park Bucharest I (a project of 50,000 m² in Buftea) in 2021.
Andrei Jerca, Country Head of GARBE Industrial Real Estate Romania, comments: "We are excited about our first project development in Romania. We will apply the same high standards here that we have already implemented elsewhere in the CEE region, this time together with South Africa's largest logistics investor, for whom our long-standing track record and development strategy has been decisive." Jerca adds: "The joint project strengthens Bucharest's position as an important logistics hub and underlines the increasing importance of Romania as a strategic logistics market within the region. Our goal is to provide a modern, technologically sophisticated park that enables users to optimize their operations and support their business growth, whether they are logistics providers or manufacturing companies."
Bartosz Klimek, Leasing and Asset Director Europe at Fortress Real Estate Investments, says: "Romania is characterized by the fact that it is one of the most attractive markets for logistics real estate investments in the long term with its high economic and consumer growth potential. In addition, the country has close networks within Central and Eastern Europe. Despite the increasing development of the sector, there are still extensive development and investment opportunities for institutional investors." Klimek qualifies: "Nevertheless, our approach remains selective in that we will focus on expanding our portfolio of high-quality warehouses in line with our CEE strategy in the coming years. In addition, we are familiar with the region, as Fortress is one of the largest shareholders in NEPI Rockcastle Plc, a leading retail real estate platform in Central and Eastern Europe."
One of the main advantages of the project is its strategic location near the A0 motorway ring road in the north-west of Bucharest, with direct access to the city centre and the A1 and A3 motorways, which are equally far away. In addition to good transport accessibility, the location is characterized by its rich supply of skilled workers, which makes GARBE Park Bucharest the first choice for companies looking for a modern and well-connected base in the Bucharest region. GARBE Park Bucharest is particularly suitable for large and medium-sized logistics and production companies under one roof. The specific object of the project development is a first-class logistics object with a clear height of 12 m, which is well suited for users who rely on automation, several mezzanines within the hall or fully integrated and automated warehouses.
