Deka Immobilien has sold two logistics properties in Poland from the portfolio of the open-ended real estate fund WestInvest InterSelect. The buyer is the US company Hillwood, which specialises in the development, investment and management of industrial and logistics real estate worldwide. The sale price was almost 100 million euros.
The logistics properties are located in Tychy and Bierun in the Katowice region and thus at a strategically advantageous transport hub. The A4 motorway, which runs from Dresden via Wroclaw to Krakow, and the 1 expressway, which provides a quick connection to Warsaw and Lodz as well as to the Czech Republic and Slovakia, intersect here.
The Tychy Logistics Park was built from 2006 to 2013 and is fully leased to several users. The property comprises 97,000 sqm of lettable space with an office share of almost 9,000 sqm and 818 parking spaces. The Bierun Logistics Park, built in 2014, was expanded by two buildings in 2017 and 2019. Since then, the lettable space has totalled around 56,000 sqm, of which around 3,500 sqm is office space and 406 parking spaces. The property is completely occupied by the car parts dealer AutoPartner.
After a holding period of around ten years, the fund management of WestInvest InterSelect is taking advantage of the current favourable market phase to part with the two properties as part of its active portfolio management. In the current year, the fund has already purchased one logistics property each in Switzerland and Italy.
