Deutsche Asset One, an investment and asset manager specialising in residential property in Germany, has completed two transactions in Berlin with a total value of around 120 million euros. The company sold a listed residential complex in Tempelhof-Schöneberg from a special fund managed on behalf of an institutional investor since 2010. At the same time, Deutsche Asset One acquired two fully let new-build properties in Berlin-Altglienicke on behalf of an institutional investor. The residential complex in Tempelhof-Schöneberg, built in 1931, comprises 875 flats, five commercial units and 104 parking spaces. It also offers potential for the conversion of the attics. Deutsche Asset One acquired the complex in 2013 for a special fund and carried out significant modernisation work by 2015. After around twelve years in its portfolio, the sale took place as part of the long-term portfolio strategy. The purchase price is around 100 million euros. We have managed the complex over the long term, further developed it through targeted modernisation and have now sold it strategically in the best interests of our client. At the same time, with the purchase in Altglienicke on behalf of another institutional investor, we are securing two modern, fully let new-build properties. Both transactions exemplify our approach of consistently aligning property strategies with our clients’ respective investment objectives.” The “Grünfinken” new-build portfolio at Grünauer Straße 15–17 and 20–21 in Berlin-Altglienicke comprises two properties, completed in 2025, featuring 43 flats, four commercial units and 21 parking spaces. The properties are fully let. The purchase was made on behalf of an institutional investor for a purchase price of around 20 million euros. The seller is SGI Immobilien Entwicklung und Verwaltung GmbH, a company belonging to the Streletzki Group. The Berlin-based family business, which was founded in the late 1980s, has been increasingly developing residential and commercial properties in and around Berlin since 2007.
