Deutsche Bürohaus, a subsidiary of the DVI Group, has expanded its portfolio with an office property in Teltow. The property at Potsdamer Straße 14, built in 1995, has around 7,000 square metres of office space and 142 car parking spaces in the underground car park. Anchor tenants are the retail chain REWE, the service company WISAG and the high-tech company Microchip Frequency Technology. The seller is a family office, and the sale took place as part of an asset deal. The benefit/burden transition is planned for the 2nd quarter of 2026.
The property is part of an office complex, the second part of which at Rheinstraße 8 has been part of the DVI Group’s portfolio since 2018. REWE as well as the medical technology manufacturer Olympus and the pharmaceutical company Alcon are also represented there as anchor tenants. The entire office complex with around 17,000 square metres of rental space is fully let.
“With the acquisition of the second part of the building, we are expanding our portfolio in Teltow in a targeted manner and can now manage the entire office complex from a single source. Since we have been keeping the front part of the building in the portfolio for several years, we know the location and the building structure very well. For the tenants, this means clear responsibilities and a central contact person in the future,” says Dirk Wichner, Managing Director of Deutsche Bürohaus.
Teltow is located on the southwestern outskirts of Berlin and borders the Berlin district of Steglitz-Zehlendorf. The centre of Berlin is around 20 km away. The city is directly connected to the Berlin S-Bahn network via the Teltow Stadt S-Bahn station. With around 28,000 inhabitants, Teltow offers an ideal combination of urban proximity and attractive quality of life in the surrounding area. The location of the acquired property in Potsdamer Straße is close to the centre in a commercial environment, the S-Bahn station can be reached by bus in about ten minutes.
