Purchase of an ESG-compliant new-build property for the special AIF in accordance with Art. 8 of the Disclosure Regulation “Deutsche Investment – Nahversorgung I”
DIR Deutsche Investment Retail GmbH has acquired an ESG-compliant new building in Pommersfelden in the Upper Franconian district of Bamberg, part of the Nuremberg metropolitan region, for the second local supply fund of Deutsche Investment Kapitalverwaltung AG.
DIR Deutsche Investment Retail GmbH has acquired an ESG-compliant new building in Pommersfelden in the Upper Franconian district of Bamberg, part of the Nuremberg metropolitan region, for the second local supply fund of Deutsche Investment Kapitalverwaltung AG. The unrivalled location takes over the central local supply function on site. The seller is ADMIRA Handels- und Gewerbe-Bau GmbH & Co. Verwaltungs KG.
The DISKA branch on the approximately 4,600 sqm site with 69 parking spaces was completed in autumn 2024 and replaces the former Nah+Gut location, which has ensured local supply for decades. Among other things, the building is equipped with a PV system, charging infrastructure for cars and bicycles and commercial refrigeration as an alternative form of heating.
The very high-quality new building in the latest branch concept with a sales area of around 800 m² in the Steppach district offers a comprehensive range of products in the food segment. DISKA occupies locations close to customers with sales areas ranging from 600 m² to 800 m² and offers a wide range of fresh products, food, beverages, drugstore and non-food items. EDEKA has signed a long-term 15-year lease plus options.
The special AIF is in the investment phase. It is the third purchase in the still young investment product.
In the transaction, DIR Deutsche Investment Retail GmbH was advised on legal matters by Mayer Brown LLP. The construction monitoring was carried out by Schuster Real Estate Consultants. The acquisition valuation was carried out by BNP Paribas Real Estate.
With the acquisition of the DISKA branch in Pommersfelden, we are strengthening our portfolio in the second special AIF “Deutsche Investment – Nahversorgung I”, which is subject to Art. 8 of the Disclosure Regulation, with an ESG-compliant local supplier. We are acquiring a high-quality retail property that has been built to high ecological standards.
