Drooms observes increase in real estate transactions in 2026

Significant market recovery in the transaction market: The due diligence platform Drooms expects a sharp increase in real estate transactions in Germany. The basis is the transactions recorded on the platform so far in the first half of 2026. So far, they account for around 75% of transactions in 2025 as a whole.

It seems as if the price discovery between buyer and seller is working better or that the selling pressure has simply become high enough,” explains Alexandre Grellier. “In view of the global uncertainty, no one can say how long this positive sentiment will last. Owners willing to sell should therefore always be willing to transact in order to be able to take advantage of such market dynamics.”  

The transaction volume also increased in the first half of the year. CBRE recorded an increase of 13 percent and a volume of just under 16.2 billion euros, with an average deal size of around 20 million euros. In total, the consulting firm recorded 800 transactions in Germany in the first half of 2026.  

“The market is continuing its gradual recovery. Geopolitical uncertainty is still leading to further restraint, but the market is basically recovering. Price discovery is working better than in 2025 and fundamentals remain intact,” explains Jan Linsin, Head of Research Germany at CBRE. “The drivers of the recovery are the top 7 markets, large-volume transactions in the office sector and portfolio deals in nursing and healthcare properties, logistics and housing.”
