The real estate developer Livory has received the building permit for a residential building in Osterfeldstraße in Hamburg. A building with around 5,000 m² of living space and additional retail space of around 2,300 m² on the ground floor is planned.
The project comprises an above-ground gross floor area of around 10,000 m² and approx. 2,700 m² of underground space with 48 parking spaces.
The planning is being carried out by pbp prasch buken partner architekten partG mbB. The façade concept is based on the brick architecture typical of Hamburg: red clinker, floor-to-ceiling windows and balconies characterize the appearance. One focus is on the design of the outdoor facilities, which are divided into differently structured open space areas. These include a children's playground and fitness facilities for adults.
DGNB Gold certification sought
Livory is aiming for DGNB Gold certification for the project. In addition, the property will be built in accordance with the Efficiency House 40 standard (EH40) and thus meets the requirements of the EU taxonomy. The energy equipment includes photovoltaic systems and a heat pump.
A special feature is a comprehensive biodiversity concept for roof and open spaces in order to preserve and promote biodiversity at the site in the long term. Through extensive and intensive green roofs, structurally rich vegetation areas, biodiversity-promoting modules and the preservation of existing green structures, diverse habitats for flora and fauna are created and sustainably secured.
"With the project in Osterfeldstraße, we are developing a property that combines residential and commercial space with high-quality open spaces. In Hamburg in particular, the need for well-connected, energy-efficient living space is high. At the same time, biodiversity and climate adaptation are becoming increasingly important in new construction projects. We are pleased to be implementing a sustainable mixed-use project here," says Simon Hübner, Managing Director at Livory.
