With the start of the demolition work, the development of TRIPORT HAMBURG-HARBURG has reached another important milestone. Together with project partners and guests, the start of work on 30 September on the site at Seehafenstraße 24 in Hamburg-Harburg was marked with a symbolic demolition act.
A modern logistics park with a planned total lettable area of around 77,000 square metres, spread over three components, is being built on the brownfield site in the Port of Hamburg. The property has a trimodal connection by road, rail and water via direct access to the Elbe with its own jetty. Urban Partners and HIH Invest acquired the project in June 2026 as part of their joint venture. The project is being realised together with the project developer Four Parx as part of a forward funding model.
"With the demolition, our planning is now also visible on site. For us, this is an important step towards leveraging the value creation potential of this extraordinary location. The combination of a direct port location, trimodal connections and the opportunity to develop modern and flexibly usable logistics space makes TRIPORT HAMBURG-HARBURG a special project. We are pleased to now enter the next phase of implementation together with Four Parx," says Lars Bothe, Head of Value Add Investments at HIH Invest.
Of the planned total lettable area of 77,000 square metres, around 64,000 square metres are hall space, including around 54,700 square metres of warehouse, 6,600 square metres of mezzanine space and 2,700 square metres of office space. In addition, there is around 14,000 square metres of outdoor space. Around 45,000 square metres of rental space have already been leased on a long-term basis. The remaining space will be marketed jointly by HIH Invest and Four Parx and can be rented in units of around 6,500 square metres or more.
"For us, the start of demolition is the transition from preparation to concrete implementation. On a grown commercial site, we are creating the conditions for a modern logistics park that can react flexibly to different user requirements. The special location in the Port of Hamburg and the trimodal connection in particular offer very good conditions for this. With today's milestone, we are taking a decisive step closer to the new use of the site," says Oliver Schmitt, Managing Partner of the Four Parx Group.
In the course of the brownfield development, DGNB Gold certification is being sought for the logistics park. A photovoltaic system with a capacity of 6.1 MW and around 45 charging stations is planned for the logistics park. Following a project in Hamburg-Billbrook, TRIPORT HAMBURG-HARBURG is already the second joint logistics investment by Urban Partners and HIH Invest in Hamburg and the fifth logistics transaction of their joint venture overall.
