FAY Projects successfully completes sustainable office project MITZSCH in Leipzig

FAY Projects has successfully completed the office project development MITZSCH at Maximilianstraße 1 in Leipzig and handed over all space to its tenants on schedule. The multi-tenant property with 11,500 square metres of rental space and an underground car park was built on a 6,707 square metre plot in system construction according to the KfW 55 standard. The first of the six tenants moved in at the beginning of the year. “The successful letting under challenging market conditions shows that the quality, sustainability and location strength of MITZSCH provide the right answers to the requirements of the market,” says Ingo Lindner, Managing Director of FAY Projects.

Construction of the MITZSCH started in January 2023 with GOLDBECK as general contractor. Climate protection and environmental directives comply with the requirements of the EU taxonomy. In addition, the building has already achieved Wired Score certification in the silver category. The building has already been awarded the DGNB pre-certificate in gold; final certification will follow shortly. The mobility concept is also sustainable: Of a total of 86 car parking spaces, 42 are equipped with e-charging stations. If required, up to 100 percent of the car parking spaces can be supplied with e-charging stations. The bicycle room has an extraordinary amount of space for up to 140 bikes, also with e-charging facilities, which takes into account the flexibility of the inner-city commute in particular.

“The MITZSCH convinced prospective tenants with its high degree of room flexibility, a resource-saving heating-cooling system in combination with an in-house photovoltaic system, excellent public transport connections and a generous number of parking spaces. Due to the high demand, we were not able to consider all tenant enquiries for the property in the end,” says Manuel Oltersdorf, authorised signatory at FAY Projects.

“MITZSCH thus combines location quality, ESG compliance and a stable earnings structure – qualities that make it an attractive asset for institutional investors,” says Wolfgang Heid, Chairman and Spokesman of the Management Board of FAY Projects. “This means that we are always in a position to go to market with a good product.”
