GARBE Industrial Real Estate Netherlands (“GARBE Industrial”), a leading specialist in logistics and industrial real estate, has acquired a logistics property in Berkel en Rodenrijs, the Netherlands, for a new institutional investment mandate. The building, which is certified “Excellent” according to BREEAM-NL, is fully let to the Dutch logistics service provider Sluyter Logistics and was acquired as part of a sale and leaseback transaction. The property, built by Aan de Stegge, has a total lettable area of around 16,000 square metres.
Berkel en Rodenrijs is located between Rotterdam and The Hague and is well connected to the A13, A16 and A20 motorways. The site is located in the immediate vicinity of the port of Rotterdam and Rotterdam The Hague Airport. The new A16 Rotterdam and the wider motorway network also provide good connections to the European hinterland.
“With this transaction, we are making the first investment under a new institutional mandate for core logistics properties in well-connected locations with high building quality and long-term value stability,” says Louca Benders, Senior Investment Manager at GARBE Industrial Real Estate Netherlands.
Further expansion of the logistics platform in the Netherlands and Germany
The transaction is the first step in the further expansion of GARBE Industrial’s logistics platform in the Netherlands and Germany. Further investment opportunities in both markets are currently being examined.
“We are pleased that we were able to realize this core acquisition in the current market environment. High-quality logistics real estate is currently in short supply, as is core capital that has a long-term commitment to this product class. The acquisition is therefore an important prelude to the new mandate and underlines our ambition to continue investing in logistics real estate in the Netherlands and Germany,” says Maurits Smit, Managing Director at GARBE Industrial Real Estate Netherlands.
“We are proud of the partnership with GARBE and of the sustainable, future-proof logistics site that we now operate on the Zeppelinstraat in Berkel en Rodenrijs. The location is an important part of our growth strategy and enables us to serve our customers even more efficiently and sustainably. The building’s central location, excellent accessibility and high sustainability standards are in line with our ambitions in terms of quality, innovation and responsible entrepreneurship. We are looking forward to a long-term partnership with GARBE as the owner of this high-quality logistics property,” says Fred Westdijk, CEO of Sluyter Logistics.
GARBE Industrial was advised on this transaction by Lexence (legal), Drees & Sommer (technical) and EY (tax). Sluyter Logistics was advised by Winston Taylor (legal), Brainstone (technical), Borgen Tax (tax) and De Mik Real Estate Partners (commercial).
