Goldbeck creates decarbonization basis for around 100 buildings in Europe

Goldbeck Sustainability Consulting, part of the construction and services company Goldbeck, which operates throughout Europe, has analysed a European real estate portfolio with around 100 commercially used properties with regard to regulatory requirements on behalf of Everllence SE, thus creating the basis for its strategic decarbonisation. The portfolio mainly comprises the company locations of the globally active supplier of large diesel engines on a total area of around 421,700 square meters.

Within the project period of twelve months, Goldbeck’s sustainability experts gained transparency about the energy condition of the properties at asset and portfolio level, identified regulatory risks and developed a reliable basis for decision-making for future investment, renovation and transformation decisions.

Regulatory requirements require strategic action

The background to this is the growing requirements for real estate portfolios in the wake of the Energy Performance of Buildings Directive (EPBD) of the European Union. In particular, the Minimum Energy Performance Standards (MEPS) enshrined in it have already been transposed into national law as part of the Building Modernisation Act (GModG). For existing buildings with particularly low energy efficiency, minimum energy standards will be gradually introduced. This increases the pressure on owners and operators to prepare their properties for regulatory requirements at an early stage and to position them for the future in the long term.

Systematic approach to heterogeneous portfolio

The properties analysed include production halls, office buildings, day-care centres and other commercially used properties at various European locations. In order to map this diversity of the portfolio in a structured way and at the same time enable reliable statements to be made at portfolio level, the buildings were divided into clusters based on central characteristics such as asset class, year of construction and use.

Goldbeck’s Sustainability Consultants evaluated the individual properties in terms of their energetic condition and regulatory requirements. For properties that are unlikely to meet the energy standards required in the future, they developed concrete packages of measures – from short-term optimisations to comprehensive renovation strategies. The results were compiled at portfolio level in order to transparently present the need for action, risks and investment priorities.

The analyses create a reliable basis for Everllence to identify regulatory risks at an early stage, to prioritize investments in a targeted manner in the future and to strategically align measures with emission reduction and the long-term value stability of the portfolio.
