Tishman Speyer, one of the world’s leading developers, owners and operators of high-quality real estate, has two Berlin office projects on the Spree River pre-certified by the Good Mobility Council: The LXK campus in Berlin-Friedrichshain receives the “Pre-Certified Good Mobility in Platinum” award – the highest level of the mobility certificate. The Elements on Michaelkirchstraße in Berlin-Mitte is awarded “Pre-Certified Good Mobility in Gold”. Both projects are only a few hundred meters apart, opposite the Spree, and show: For Tishman Speyer, an outstanding mobility experience is an integral part of sustainable project development.
Mobility is a decisive factor in the competition for the best talent. Employers who offer their employees an optimal mobility infrastructure gain a tangible locational advantage. With the certifications for LXK and Elements, Tishman Speyer is laying the foundation for city-friendly mobility and creating locations where all users – whether by bike, on foot, by public transport or by car – can find a high-quality user experience.
LXK Campus: Bicycle parking on the ground floor sets new standard
The LXK campus in the immediate vicinity of Berlin’s Ostbahnhof reaches the platinum level with 92 percent. Particularly noteworthy is a paradigm shift in planning: bicycle parking for the two office building sections is located on the ground floor – barrier-free access from the street and with natural light. Areas that used to be reserved for retail are now used for bicycles to a high standard. In addition, there are showers and changing rooms in the immediate vicinity of bicycle parking, bicycle repair stations as well as 67 e-bike charging facilities and 17 parking spaces for cargo bikes. The result: The LXK campus is optimally prepared for Berlin’s mobility turnaround.
Elements: Opening up to the water and a new culture of mobility
The Elements office building on Michaelkirchstraße in Berlin-Mitte receives the gold award. The project convinces with a barrier-free passage from the semi-public area to the riverside promenade on the Spree – pedestrians from the adjacent backyards can reach the water directly for the first time. The bicycle parking in the basement is accessible several times via a covered, heated ramp and an elevator. High-quality end-of-trip facilities, at least 12 e-bike charging stations and repair stations promise a good user experience. In addition, a Jelbi station will be set up in the immediate vicinity with geofencing to make sharing offers available and at the same time create order in the open space. In addition, Elements relies on green lease agreements with mobility clauses – for example for job tickets, company bike leasing or mobility budgets – and thus creates a long-term commitment for sustainable mobility. Elements also has the potential to meet the goals of Berlin’s mobility turnaround 100 percent.
Dr. Ingo Kucz, Managing Director of the Good Mobility Council, classifies the certifications strategically: “With LXK and Elements, Tishman Speyer is showing that the business case in real estate development is changing. Those who invest in a first-class mobility experience today create more attractive locations for tenants and employers in the competition for talent. Both projects are not only part of Berlin’s mobility turnaround – they set new standards for how mobility can be strategically anchored in project development.”
Christian Scheler, Managing Director of the Good Mobility Council, emphasizes the planning quality: “With bicycle parking on the ground floor, the LXK sets a standard that we have rarely seen in office buildings in Germany so far. Barrier-free, with daylight and directly accessible from the street – this is the consistent implementation of a cycling experience at the highest level. In the case of the Elements, the combination of redundant bicycle access, fear-room-sensitive garage design and the will to implement a Jelbi station with geofencing is convincing. Both projects show that good mobility comes from good planning.”
Johannes Schmarje, Managing Director and Head of Berlin at Tishman Speyer: “Good and diverse accessibility is a key quality feature of our properties, especially in the office segment. By having our projects certified by the Good Mobility Council, we show that our developments are part of sustainable, urban mobility. At LXK, we have deliberately repurposed high-quality retail space on the ground floor for bicycles because this measure increases user satisfaction. And that’s what counts.”
BACKGROUND
Certified Good Mobility is the green building certificate for mobility. The Good Mobility Council certifies how well mobility is taken into account in the planning of new buildings or the renovation of existing buildings.
