Yesterday (27 August), GreenPlaces Deutschland Asset Management GmbH celebrated the topping-out ceremony for its new commercial site in Aichtal in the Stuttgart region. At Margarete-Steiff-Straße 7 in the Südliche Riedwiesen industrial park, 26 modular commercial units are being built in two buildings on a plot of around 5,100 square metres. They are particularly suitable for small and medium-sized enterprises as well as start-ups from the trades, services and production sectors. The usable space, which can be used as a workshop, warehouse, office or showroom, among other things, adds up to approx. 3,100 square metres. The space is expected to be ready for occupancy at the end of 2026 or beginning of 2027. GreenPlaces is investing around nine million euros in the project.

The company develops and operates modular business parks in solid timber construction. They are characterized by a high degree of energy efficiency and flexibility. The two-storey modules each comprise 115 to 124 square meters of usable space and can be purchased individually or rented, but can also be combined to form larger units. This model thus supports young companies in particular in their future expansion: If they need additional space after a few years, they can rent neighboring rooms if they are available. This eliminates the time-consuming search for a new location.

Each unit is equipped with a large roller door, its own entrance and two outdoor parking spaces. Photovoltaic systems on the roof and heat pumps support a fossil-free energy supply for the rental units. The location at Margarete-Steiff-Straße 7 is in the immediate vicinity of the federal highways 312 and 27. Stuttgart, Reutlingen and Tübingen can be reached by car in around 25 minutes. Stuttgart Airport and the nearest junctions to the A 8 motorway are about ten kilometres away.

Markus Eberhard, Managing Director of GreenPlaces Deutschland Asset Management, says: “Aichtal fits perfectly into our network of locations, as it combines the economic strength of the Stuttgart region with a high quality of life in the Neckar region. In particular, the close networking with the mechanical engineering, automotive and high-tech industries makes the location attractive for growing medium-sized companies and start-ups.”

Sebastian Kurz, Mayor of the City of Aichtal, adds: “The topping-out ceremony will show how our new Südliche Riedwiesen industrial estate is quickly taking shape. GreenPlaces will create flexible and sustainably designed areas that offer small and medium-sized companies in particular space for their further development. For Aichtal, this is an important building block in strengthening our business location in the long term, enabling new value creation and at the same time using the available space responsibly.”

With the new location in Aichtal, GreenPlaces is continuing its expansion strategy. By 2030, the network of locations in Germany and Switzerland is to grow to around 80; a large proportion of these are to be built in Germany. When selecting new locations, the focus is on economically strong regions in Baden-Württemberg, Hesse and Rhineland-Palatinate.
