Panattoni marked the start of construction on Panattoni Park Offenbach with a symbolic ground-breaking ceremony on a historic industrial site. Two logistics and industrial properties with a total floor area of around 10,500 m² are to be built on the site of a former paint factory by the second quarter of 2027. The first unit was let to an automotive supplier even before construction began.
The site of the new Panattoni Park Offenbach is situated around 22 kilometres east of Frankfurt Airport, at the heart of the Rhine-Main region’s multimodal transport infrastructure. On the site, which covers approximately 15,000 m², Panattoni is developing two buildings of equal size, each with around 4,300 m² of usable floor space. In addition, each building will feature 480 m² of office space and around 490 m² of mezzanine space.
The Lord Mayor of Offenbach, Dr Felix Schwenke, said: “Providing businesses with space to grow is a key priority for us. Offenbach is a sought-after business location, but our land is limited. That is why we are focusing on the smart redevelopment of existing commercial sites. The site of the former paint factory is a good example of how transformation can be successful. In Panattoni, we have a very experienced and highly professional developer at our side, whom we were confident could achieve precisely that. I am particularly pleased that this has made it possible to secure the continued presence of the Dauch company at the Offenbach site. Despite the severe job cuts, GKN Driveline’s successor is investing in the Panattoni site – and thus in our largest industrial estate. Today’s ground-breaking ceremony is proof of how a partnership between the city and the project developer can deliver tangible benefits for the people who live and work here.”
Bozica Niermann, Head of Offenbach’s Economic Development Agency, emphasised: “Only around 1.5 years have passed between the closure of the long-established Alfred Clouth paint factory and today’s start of construction on the new industrial and logistics park. The transformation of this site is a prime example of modern, successful regeneration. As a result, Offenbach will gain modern, flexible space in a central Rhine-Main location in a very short space of time.”
Fred-Markus Bohne, Managing Partner at Panattoni DACH & Nordics, said: “Here in Offenbach, we are building on the existing transport infrastructure of the Rhine-Main region and repurposing a former industrial site, rather than sealing off new land. In doing so, we are combining land-efficient development with a central location, whilst creating added value for the environment, the region and future users alike. Flexible and sustainable spaces for light industrial use, last-mile logistics, contract logistics and e-commerce are being created on the former production site. In this way, we are opening up new opportunities for companies across various sectors within an already well-connected economic region.”
Panattoni Park Offenbach is aiming for DGNB Gold certification. Key elements of the sustainable energy concept include a photovoltaic system, smart metering and fossil-free heating for the entire building using a heat pump.
Panattoni is handling the marketing. The first tenant was secured through Realogis Frankfurt.
