The Hamburg-based project developer evoreal, together with State Councillor Jaqueline Charlier, District Office Manager Thomas Ritzenhoff and project partners, today laid the foundation stone for the Bramquartier in Hamburg-Bramfeld. With the sinking of the time capsule, those involved celebrated the start of the next construction phase. On the approximately 5,660 m² site in Moosrosenweg, five point buildings with a total of 103 apartments and a gross floor area of around 13,440 m² are being built. The project volume is around 55 million euros. Construction work began in November 2025 and completion is scheduled for early 2028.
A total of 81 condominiums are being built in four buildings, and another building includes 22 publicly subsidized rental apartments. The condominiums have two to four rooms and living space between 48 and 110 m². Purchase prices start at 380,000 euros and 6,900 euros per square metre respectively.
“With this project, we are creating more than new living space. We are creating a quarter that combines architectural quality and contemporary living. Our aim is to develop places where people feel at home in the long term,” says Susanne Gräff, Managing Director of evoreal. “The great interest in the project confirms our conviction: around 50 percent of the apartments have either already been sold or reserved.”
The design for the Bramquartier comes from KPW Papay Warncke Vagt Architekten from Hamburg. The six- to seven-storey point buildings will have individual clinker brick facades in different shades. Offset balconies, roof terraces and private gardens complement the apartments. Green courtyards and paths will be created between the buildings. The heart of the open space planning is a public neighbourhood park with recreation and play areas.
“The five point buildings are designed as independent buildings and at the same time form a coherent ensemble. Different clinker brick facades, the staggering of the buildings and the staggered balconies each give the houses their own identity. The green spaces and the district park connect them to form a common living environment,” says Finn Warncke, partner and architect at KPW Papay Warncke Vagt Architekten.
The buildings will be constructed to the energy-efficient EH-40 standard and supplied by district heating. A shared underground car park offers 78 car parking spaces, including e-charging spaces. In addition, there are 244 bicycle parking spaces, including parking spaces for e-bikes and cargo bikes.

I am pleased that with the laying of the foundation stone in the Bramquartier, another construction phase is now being implemented. With 103 new apartments, the Bramquartier is an important building block for the urban development around the Bramfelder Chaussee main road.”
The Bramquartier is part of a larger district development in the vicinity of the Otto headquarters. Immediately to the north is the Moosrosenquartier of the SAGA Group. Together, more than 1,100 new apartments are being built in the Bramquartier and in the neighbouring Moosrosenquartier. The projects are part of Bramfeld’s urban development, which is characterised by the expansion of the U5 and other new residential quarters, among other things.
