HIH Invest has sold the office property at Schweinauer Hauptstraße 80 in Nuremberg to TETRIS Grundbesitz AG. The transaction was carried out as part of an asset deal. The purchase price was not disclosed.
The property is located in an established office location in the Nuremberg district of Schweinau in the immediate vicinity of the Hohe Marter underground station. The property, which was built in 1961, has around 4,900 square metres of rental space and 88 parking spaces and is almost fully let. The tenants include the Free State of Bavaria, a tax consulting firm and a law firm. The weighted average remaining term of the leases (WALT) is around five years.
“With the sale of the property in Nuremberg, we were able to successfully conclude a structured marketing process,” says Daniel Asmus, Head of Transaction Management Office Germany at HIH Invest. “The high occupancy rate, the diversified tenant structure and the established location have led to broad demand in the market. The transaction shows that there is still demand in the market for high-quality office properties in attractive and central locations.”
The marketing of the property was accompanied by Colliers Nuremberg. The legal advice was provided by McDermotts Will & Schulte Rechtsanwälte Steuerberater LLP.
